Zachary Breidenbach

Zachary S. Breidenbach is an Associate in Stark & Stark’s Community Associations Group. Mr. Breidenbach provides general counsel services to homeowners associations, condominium associations, cooperatives, and manufactured home communities. He also has broad experience in commercial litigation, foreclosures, loan workouts, bankruptcy, landlord-tenant matters, and real estate litigation.

Zach advises boards and property managers on the legal and practical issues involved in operating and governing their communities. His services include preparing and reviewing contracts; drafting policy resolutions and community rules; amending and interpreting governing documents; enforcing covenants; advising on trustee elections; collecting assessments; guiding associations through transition from developer control; and advising on loans and financing. Drawing on his litigation and creditors’ rights experience, he helps clients evaluate their options, manage risk, and pursue practical solutions that align with their community’s needs and objectives.

Before joining the Community Associations Group, Zach was a senior associate in Stark & Stark’s Commercial Litigation and Bankruptcy & Creditors’ Rights Group representing individuals and corporations in litigation matters ranging from multi-million-dollar disputes to small claims actions in various landlord-tenant, real estate, and breach-of-contract matters. That experience informs his approach to association counsel: identifying potential problems early, assessing the litigation consequences of all available courses of action, and balancing legal risks with the Association’s business objectives.

Prior to joining Stark & Stark, Zachary served as an attorney for a well-known Pennsylvania law practice where he assisted clients with foreclosure matters, debt settlement/negotiation, and bankruptcy issues.
