Stephen M. Lasser, Partner, practices in the New York City office of the Condominium & Co-op Group. Mr. Lasser concentrates his practice in the representation of cooperatives, condominiums and homeowners associations throughout the five boroughs of New York City and Westchester, Rockland, Orange, Ulster, Dutchess, Nassau and Putnam Counties. He advises a wide variety of clients ranging in size from 6 units to over 1400 units, including HDFC and Mitchell-Lama cooperatives.

Mr. Lasser handles litigation matters as well as transactional and general corporate matters. He has successfully litigated a substantial overcharge claim against Con Edison, as well as many lawsuits involving cooperative and condominium quality of life issues and carrying charge collections. In addition, he has extensive landlord-tenant litigation and commercial leasing experience.

Mr. Lasser routinely drafts and negotiates service agreements with utility and cable television providers as well as construction contracts. He has also successfully obtained approval from NYC Department of Housing Preservation and Development and Housing Development Corporation for many construction contracts as well as carrying charge increases. In addition, he has extensive experience representing his clients in negotiations with lenders for many different types of loans.
 
Mr. Lasser has drafted entire proprietary leases, by-laws and house rules for his clients as well as advising his clients regarding amendments to these governing documents.
 
Mr. Lasser is the author of the article “When Owners Fall Behind--How to Collect Condo Arrears”, which appeared in the October 2003 NY Edition of The Cooperator. He was also a featured lecturer at the 2006 and 2009 Council of New York City Cooperatives and Condominiums Annual Conferences on the topics of Condo Problem Solving and Improving Condo Common Charge Collections.

Mr. Lasser is a volunteer at the Monday Night Law Program sponsored by the Bar Association of the City of New York where he provides pro bono counseling on landlord and tenant issues and other real estate matters.

Prior to and while earning his law degree in the Evening Division of Brooklyn Law School, Mr. Lasser worked as a property manager for several prominent local real estate developers and management companies. Since his graduation from law school in 2001 until joining Stark & Stark as a Shareholder, he was an associate at two New York City boutique law firms, which specialize in cooperative and condominium law.
